Buyer's Inspections

Buyer's Inspections

Utah’s real estate market moves fast, and buyers often feel they have to make big decisions with very little information. You walk through a home once, maybe twice, fall in love with the kitchen or the mountain view, and suddenly you’re under contract. Buyer’s inspections give you a chance to slow down and learn how the house is built and maintained before your due diligence deadline. It’s one of the most valuable steps in the home-buying process, and it’s the one that protects you most directly.

At Boley Home Inspections, our home inspectors perform buyer’s inspections throughout Utah County, Salt Lake County, Davis County, and the Wasatch Back. We regularly work in American Fork, Lehi, Pleasant Grove, Orem, Provo, Saratoga Springs, Draper, Sandy, South Jordan, Salt Lake City, Bountiful, Park City, Heber, and Midway, along with many nearby communities. Our approach is simple: inspect every home as if our own family were moving in, then explain what we found in a way that makes sense to you.

About Buyers Inspections

A buyer’s inspection is an objective, visual evaluation of a home’s structure and systems, performed on the buyer’s behalf before closing. It’s not a pass-or-fail test, and no house is perfect. Instead, the inspection documents the condition of the property so you can make an informed decision about moving forward.

Our home inspectors start outside. We inspect the roof covering, flashing, chimneys, gutters, and downspouts, as well as siding, trim, windows, doors, decks, and walkways. We pay extra attention to grading and drainage because water that collects near a foundation during snowmelt season can lead to basement leaks, cracked concrete, and moisture problems that show up months later.

Inside, we evaluate the foundation and visible framing, basements and crawlspaces, attics, insulation, and ventilation. Basements are common in many Utah homes, so we pay close attention to wall cracks, signs of past water intrusion, and whether bedroom windows provide proper egress. We test the electrical system at the main panel and at a representative number of outlets, switches, and fixtures, looking for hazards like missing GFCI protection, aluminum branch wiring, overloaded circuits, or outdated panels. Plumbing checks cover water supply and drains, fixtures, visible leaks, water pressure, and the water heater, including seismic strapping and proper venting.

Heating and cooling systems are operated with normal controls. Depending on the home, that might mean a gas furnace and central air, a high-efficiency system with PVC venting, a boiler, a mini-split, or an evaporative cooler on the roof. We note the equipment’s age and condition and flag anything that looks unsafe or close to the end of its service life.

Our inspectors also use thermography to help find issues the eye can’t see. A thermal imaging camera picks up temperature differences that can point to hidden moisture, missing insulation, air leaks around windows, or electrical components running hotter than they should. It’s not X-ray vision, but it does help us decide where to dig deeper with a moisture meter or a closer look.

We encourage buyers to attend the inspection when possible, since it’s a great opportunity to ask questions and learn how the home works. If you can’t make it, that’s okay. We’ll deliver your detailed Spectora report, complete with photos and clear explanations, within 24 hours.

Importance of Buyers Inspections

Homes along the Wasatch Front and in the mountain communities to the east face conditions that stress building materials. Winters bring heavy snow, freezing temperatures, and repeated freeze-thaw cycles that can widen cracks in foundations, driveways, and masonry. Ice dams form along roof edges when attic heat melts snow from below, and the water that backs up under shingles can stain ceilings and rot roof sheathing. In Park City, Heber, Midway, and Wallsburg, snow loads and high-altitude sun exposure add even more wear to roofs, decks, and exterior finishes.

Radon is another concern, especially in Utah. This colorless, odorless gas comes from naturally occurring uranium in the soil, and many homes across the state test above the EPA’s recommended action level. Because basements are so common here, radon can easily enter living spaces. A buyer’s inspection paired with radon testing gives you a much clearer picture of the home’s safety before you commit.

The home’s age and type matter too. Older neighborhoods in Salt Lake City, Holladay, Millcreek, Provo, and Bountiful include bungalows and mid-century homes that may have galvanized plumbing, ungrounded wiring, or updates done in stages over many decades. On the other end of the spectrum, rapidly growing areas like Lehi, Saratoga Springs, Herriman, and South Jordan are full of new construction. Brand-new homes can still have problems, such as disconnected ductwork, missing insulation, poor grading, or rushed roofing, and a buyer’s inspection helps catch those issues while there’s still time to address them.

Utah also sits along the Wasatch Fault, so it’s worth paying attention to things like water heater strapping, foundation cracks, and signs of past movement. Our inspectors note these items so you can decide whether a specialist needs to evaluate them further.

Most importantly, a buyer’s inspection gives you options. With your report in hand, you can request repairs, negotiate a price reduction or seller concession, plan for future maintenance, or decide the home isn’t the right fit. We even offer tools like our Repair Pricer and Repair Request Builder to help you and your agent turn findings into clear next steps.
